What is rim joist insulation, and how does it work?

The rim joist is the band of framing that sits on top of the foundation wall and caps the ends of the floor joists — a continuous strip of lumber running the full perimeter of the house, as tall as your floor joists are deep. Go stand in an unfinished basement and look up at the point where the ceiling meets the exterior wall: the wood band you are looking at, with the ends of the floor joists butting into it one after another along its length, is the rim joist. From inside a crawl space it is the band at the very top of the foundation wall. Builders and inspectors also call it the band joist; the two words mean the same assembly.

It leaks out of all proportion to its size for three stacked reasons. First, it is joint-dense: a joint at every joist end, a joint where the sill plate meets the concrete, a joint where the subfloor lands on top — a long perimeter run made almost entirely of seams. Second, it is usually the last thing anybody insulated. In pre-1990 homes the common treatment was a fiberglass batt shoved into each bay with no air barrier behind it, which slows conduction and does nothing about air movement — and air movement is the failure mode here. Third, it sits at the bottom of the stack-effect pressure column, the level of the house where cold air is being pulled in all winter while warm air exits up top. The standard treatment is closed-cell spray foam applied directly to the band and across the joint at the sill: it adheres to the wood and concrete, air-seals the seams, and acts as a vapor retarder in a single pass. Two inches of closed-cell at roughly 6.5 R per inch is about R-13; three inches is about R-19.5.

Honest about limitations: this is one assembly, not an envelope. Sealing the rim joist will change how the floor above it feels and will close a real perimeter leak, but it is a few hundred square feet of surface against a whole house — it does not replace an attic that is still sitting at R-11 to R-19 against the R-60 code minimum, and it will not, by itself, produce the bill change a full attic-and-air-sealing project produces. It also cannot fix water. If the sill plate is rotted, if there is staining or efflorescence on the foundation below the band, or if a foundation leak is active, that gets diagnosed and repaired before any foam goes on. Foam over wet wood seals the moisture in and hides the evidence. And if your basement ceiling is finished with drywall, the assembly is behind that drywall — the access cost, not the insulation cost, is what your quote will mostly be made of.

  1. Walk the perimeter and count the bays
